I have enjoyed the appraisal profession since 1986 when, immediately after having graduated from Florida State University with a Bachelor's in Science Real Estate Degree, I was hired by AmeriFirst Savings & Loan Appraisal Company, which at the time, was the largest appraisal company in Florida. Throughout the following years, I have done work for numerous appraisal companies & have completed over 15,000 residential appraisals in the South Florida market, including; Martin, Broward, Palm Beach and Miami-Dade counties. Besides having performed numerous appraisal assignments and/or review appraisals for financial institutions throughout the U.S.A., I have worked with attorneys and also represented various private parties as an expert court witness, divorce cases, PMI removal, Estate and Probate appraisals, as well as many other specified appraisal assignments. In addition, I have a vast knowledge of the general real estate market, as I am also an active Licensed Real Estate Broker and have been a Realtor and an avid real estate investor since the year of 1982.
In the process of estimating a property's true market value, a preliminary assessment of the subject property is first carefully analyzed. This includes going over all its physical attributes in terms of Physical Location, Lot Size, Age, Condition, G.L.A. (gross living area square footage size under air conditioning) Bedroom / Bathroom Count, Type of Upgrades, Amenities (Pool, Patio, Porch, etc.). Then, a search of recently (within the last 12 months) closed comparable sales that are located within close proximity to the subject, preferably one mile or less. Once a preliminary research has been done, a physical inspection of the subject premises is conducted in other to ascertain the true condition plus, assessing that all the attributes previously noted are there and that these are in proper working order, as the rest of the house. Finally, the last step is to physically inspect, from the curbside, the closed comparable sales that have been chosen as the final pool of comparable properties to be utilized in the Sales Comparison Approach, in order to arrive at a final opinion of market value.
Depending on the complexity of the property being appraised, a typical residential appraisal assignment is completed between 2-5 days from the day that a physical inspection of the subject premises has adequately been conducted. In cases, where a quicker turn time is required an appraisal can be expedited for an extra nominal agreed fee.
